The deadline everyone heard about wasn’t the end of the rules — it was the end of one blanket approval. From August 4, backyard suites fall into three groups depending on lot width, lane access, and parcel history. Most Calgary properties land in the first two.
Group 01
Still straightforward
Your lot still meets the new width, lane, and setback rules. Nothing about your plan changes — same approval path, same grant money, same timeline.
Group 02
Workable — with a change of plan
The suite you had in mind won’t fit, but a different configuration will. Most people move from one model to another, keep the grant, and preserve the yard.
Group 03
No longer eligible
A narrow category of Calgary parcels lost the option completely. If yours is one, you need to know now — before you spend a dollar on design.

The Money · Still On The Table
Calgary’s Backyard Suite Incentive Program is funded by a $53 million federal housing grant. Qualifying homeowners can receive:
$15,000
Toward permit and build costs for a standard backyard suite.
$20,000
When the suite meets the City’s accessibility or affordability criteria.
$2,500
For designs feeding into secondary suite safety and code review.
$7,500
For lane and utility servicing work on eligible parcels.
Here’s the catch: the funding is capped, the grant is claimed at permit stage, and the new rules changed which permits qualify. Waiting to find out where you stand is the one move that costs money.
