Missed Calgary’s backyard suite deadline? You missed less than you think.

Backyard suites are still legal, still buildable, and the City is still paying up to $20,000 toward them. What changed is whether your specific lot still works. Tell us your address and we’ll give you a straight answer.

The Bylaw Change, Plainly

Three things change on August 4. One of them may rule your property out entirely.

The deadline everyone heard about wasn’t the end of the rules — it was the end of one blanket approval. From August 4, backyard suites fall into three groups depending on lot width, lane access, and parcel history. Most Calgary properties land in the first two.

Group 01

Still straightforward

Your lot still meets the new width, lane, and setback rules. Nothing about your plan changes — same approval path, same grant money, same timeline.

Group 02

Workable — with a change of plan

The suite you had in mind won’t fit, but a different configuration will. Most people move from one model to another, keep the grant, and preserve the yard.

Group 03

No longer eligible

A narrow category of Calgary parcels lost the option completely. If yours is one, you need to know now — before you spend a dollar on design.

We can tell you which group you’re in from your address in about ten minutes.

The Money · Still On The Table

And the City will still pay for a large chunk of this

Calgary’s Backyard Suite Incentive Program is funded by a $53 million federal housing grant. Qualifying homeowners can receive:

$15,000

Toward permit and build costs for a standard backyard suite.

$20,000

When the suite meets the City’s accessibility or affordability criteria.

$2,500

For designs feeding into secondary suite safety and code review.

$7,500

For lane and utility servicing work on eligible parcels.

Here’s the catch: the funding is capped, the grant is claimed at permit stage, and the new rules changed which permits qualify. Waiting to find out where you stand is the one move that costs money.

How This Actually Works

Why we can’t answer this over the phone

Why we can’t answer this over the phone

Why we can’t answer this over the phone

Every Calgary lot answers this question differently. Four things decide it:

Lot width, depth, and how much of it is already covered

Whether you have real lane access, and from which side

What the City recorded on your parcel before the change

Where your utility connections sit today

Four of those we can check ourselves once we have your address. The fifth is the one that decides whether you get a yes — and it’s the reason two houses on the same street can get opposite answers. Send the address and we’ll do the reading.

So can I still build one or not?

Almost certainly yes. Most Calgary properties still qualify — what changed is the approval path and, for a small group of lots, the type of suite that fits. The only way to know your group is to check your specific parcel.

Is the funding really still open?

Yes. Applications are open and funded until the allocation runs out. The City has not announced a replacement program, so earlier applications sit in a better position.

What does a backyard suite cost?

It depends on model, site servicing, and finish level. Once we know your lot and which suite fits it, we give you a starting range before you commit to anything — and we tell you what the grant takes off that number.

Can I put it on Airbnb?

Short-term rental is a separate City licence from your development permit. It is possible on many properties, but the rules are their own process — we will tell you what applies to your address.

How long does the whole thing take?

Plan on permitting first, then build. Straightforward lots move faster than ones needing servicing work or a variance. We give you a realistic timeline with your assessment, not a best case.

What if my property doesn’t qualify?

We tell you straight. If the assessment shows your parcel lost the option, you will know before spending anything on design — and we will point out what else your lot can support.
